Scope of typical home inspection:
A professional home inspection is visual and non-destructive and normally takes about 3 hours. We will determine the condition of your potential new home including roofing, plumbing, structure, heating, exterior, interior & insulation, electrical and air-conditioning & heat pumps; and present the findings in a detailed comprehensive computerized report with digital photos. All reports conform to current Home Inspectors Association British Columbia (HIABC) Scope of Inspection for home inspections and are delivered the same evening as the inspection by e-mail.
Roofing
- roof coverings, drainage systems, flashing, skylights, chimneys, and other roof penetrations
Plumbing
- interior water supply and distribution systems (including fixtures and faucets), as well as water heating equipment and drain/vent/waste systems and their related fixtures
Structure
- foundations and footings, floors, walls and roof/ceiling structures
Heating
- heating systems (gas and oil furnaces and hot water boilers), vent systems, flues and chimneys, as well as fireplaces, other wood heating appliances, steam and electric heating systems
Exterior
- retaining walls, grounds, window wells, lot grading, driveways, patios, walkways, decks, balconies, stoops and steps, porches, railings, wall cladding, flashing trim, eaves, soffits, fascia, as well as exterior doors and windows
Interior and Insulation
- thermal insulation, vapor retarders and ventilation systems, as well as the inspection of interior elements of residential dwellings such as walls, ceilings, floors, basements, doors, windows, interior stairs/railings, installed countertops and cabinets, and garage doors/door operators
Electrical
- service drops, grounding systems, service panels, wiring systems, devices, and fixtures
Air conditioning and Heat pumps
- cooling systems and heat pumps
